Rural Property Network offers estate agents and rural property specialists a simple way to showcase suitable countryside, equestrian, smallholding, farm, land and lifestyle properties to a focused rural audience.

Agents can upload and manage their own listings directly through the portal. If you prefer RPN to upload a listing for you, our Assisted Listing Service is available at £45 per property including 6 months listing, provided all property details and prepared images are supplied ready to use.

All listings are reviewed before publication and must meet RPN’s property, content and image standards.

Additional social media promotion, featured placement and additional advertising are not included within the standard listing fee but may be arranged separately.

Agent Property Listing – Terms & Conditions

To maintain the quality and integrity of Rural Property Network (RPN), all property listings must meet the following standards and requirements.

These terms apply to self-managed property listings submitted by estate agents and property professionals to Rural Property Network. By registering, paying for or submitting a property listing, you confirm that you have read and agree to these terms.

1. Authority to Advertise

You must be authorised to advertise every property submitted to Rural Property Network.

You are responsible for ensuring that you have the Seller’s permission and any other authority required to advertise the property and use the supplied information, photographs, floorplans and marketing materials.

Listings must not be submitted if your authority to advertise the property has ended or been withdrawn.

2. Accuracy of Information

All information must be truthful, complete and kept up to date.

Agents are responsible for the accuracy of all:

  • Property descriptions
  • Asking prices
  • Land and acreage information
  • Locations
  • Accommodation details
  • Planning information
  • Property features
  • Photographs and floorplans
  • Availability and sale status

Listings containing inaccurate, incomplete or misleading information may be edited, suspended or removed.

Any minor formatting amendments made by RPN do not transfer responsibility for the accuracy of the listing to Rural Property Network.

3. Image Standards

All photographs must be clear, good quality and suitable for online property advertising.

Images should accurately represent the property and showcase relevant features such as:

  • Land and gardens
  • Exterior views
  • Outbuildings
  • Equestrian facilities
  • Key interior rooms
  • Rural surroundings

Dark, blurred, heavily distorted, inappropriate or irrelevant images may not be accepted.

Agency branding and contact information should be displayed through the relevant agency fields rather than added prominently across property photographs.

4. Ownership and Permission to Use Content

By uploading property information, images, floorplans or other materials, you confirm that you own the content or have permission from the rights holder to use it.

You grant Rural Property Network a non-exclusive licence to display the submitted content on the RPN website for the duration of the listing.

RPN may also use selected listing content to promote the Rural Property Network platform. Dedicated social media promotion or featured advertising is not included unless agreed separately.

5. Suitable Properties

Rural Property Network specialises in rural, countryside and lifestyle property, including:

  • Homes with land or acreage
  • Equestrian properties
  • Smallholdings
  • Farms and rural estates
  • Country houses
  • Rural retreats
  • Properties with outbuildings
  • Rural commercial or relocation opportunities
  • Countryside homes that are suitable for the RPN audience

RPN reserves the right to decline properties that do not fit the focus or quality standards of the Network.

6. Listing Content and Presentation

Each listing should provide a clear and useful description of the property, including the accommodation, land, location and relevant rural or lifestyle features.

Listings must be written in English. The RPN website provides automatic translation options for international visitors.

Website addresses, promotional statements and contact details should not be added to the main property description. These should be entered into the relevant agency and contact fields.

RPN may make minor formatting or presentation changes where necessary to maintain consistency across the website.

7. Listing Fee and Duration

The self-managed agent listing fee is £15 per property.

Each payment covers one property listing for six months from its publication date.

The listing fee does not cover multiple properties and cannot be transferred to a different property once the original listing has been published.

Listings do not automatically renew unless otherwise stated. If a property remains available after six months, the agent may renew it at the price advertised by RPN at the time of renewal.

RPN may change its listing prices in the future. Any price change will apply only to new listings and renewals and will not affect a listing that has already been paid for and published.

Removing a property before the end of the six-month period does not entitle the agent to a full or partial refund.

8. Managing Your Listing

This is a self-managed advertising service.

Agents are responsible for:

  • Uploading their property information and images
  • Checking the completed listing
  • Making any necessary amendments
  • Updating price changes
  • Responding to enquiries
  • Marking properties as sold, under offer or unavailable
  • Removing outdated listings

RPN reserves the right to remove listings that appear to be inactive, unavailable or out of date.

9. Social Media and Additional Promotion

Social media promotion is not guaranteed or included within the standard £15 listing fee.

RPN may occasionally share selected properties where they are suitable for its audience, but the choice and timing of any complimentary share remains at RPN’s discretion.

Featured advertising, sponsored campaigns and additional promotional services may be available by separate agreement and quotation.

10. Enquiries and RPN’s Role

Rural Property Network acts solely as an independent property advertising platform.

RPN is not an estate agency and does not act as an agent, negotiator, broker or representative for the property, agent, Seller or buyer.

RPN does not:

  • Value properties
  • Arrange or conduct viewings
  • Negotiate offers
  • Handle sales progression
  • Undertake legal checks or due diligence
  • Provide legal, financial or property advice

All enquiries, viewings, negotiations, checks and property transactions remain the responsibility of the appointed agent and the relevant parties.

RPN cannot guarantee enquiries, viewings, offers, leads, conversions or completed sales.

11. Conduct and Acceptable Use

All listings must comply with applicable property advertising requirements and relevant laws.

Listings must not contain unlawful, defamatory, discriminatory, offensive, misleading or inappropriate content.

Spam, unauthorised advertising and misuse of the RPN platform are prohibited.

RPN may suspend or permanently remove accounts or listings where these terms are repeatedly or seriously breached.

12. Privacy and Data Handling

RPN may process your contact details and property information for the purpose of managing, displaying and administering your listings.

Agency contact information may be displayed on your listing and used to direct genuine enquiries to your agency.

Personal information will be handled in accordance with the Rural Property Network Privacy Policy.

13. Listing Review and Approval

All property listings are reviewed by RPN before publication.

RPN reserves the right to edit, suspend, reject or remove any listing that does not meet its quality, presentation, content or property suitability standards.

Approval of a listing does not mean that RPN has independently verified or endorsed the property, agent, Seller or information supplied.

14. Changes to These Terms

RPN may update these terms to reflect changes to its services, prices, website or legal obligations.

The terms in place when a listing is purchased will apply to that listing for its paid advertising period.

Acceptance of Terms

By registering and submitting a property, you confirm that you have read, understood and agree to the Rural Property Network Agent Property Listing Terms and Conditions.
