Rural Property Network is a specialist advertising platform. We review every listing to help maintain a useful, relevant and professional property search for buyers and agents.
You must have the Seller’s permission and all necessary rights to advertise the property and supplied marketing material.
Descriptions, prices, land details, images, floorplans and property status must be accurate and kept up to date.
Listings should clearly cover the accommodation, land, location and relevant rural or lifestyle features.
Properties must be relevant to the RPN audience, including countryside homes, land, equestrian property, farms and rural opportunities.

Agent Property Listing Terms
These terms apply to Estate Agents and other authorised property professionals advertising with Rural Property Network. By registering, paying for or submitting a property listing, you confirm that you agree to these terms together with our general Terms and Conditions of Use.
You must be authorised to advertise every property submitted to Rural Property Network. You are responsible for ensuring that you have the seller's permission and any other authority required to advertise the property and use the supplied information and marketing material.
You must not submit a property where your authority to advertise has ended, been withdrawn or is disputed.
You are responsible for ensuring that all information supplied to Rural Property Network is accurate, current and not misleading.
This includes descriptions, asking prices, land and acreage information, locations, accommodation details, planning information, property features, photographs, floorplans, availability and sale status.
Rural Property Network does not independently inspect properties, verify ownership, confirm measurements or boundaries, validate planning information or independently verify other factual information supplied by you.
Listings containing inaccurate, incomplete, out-of-date or misleading information may be edited, suspended or removed.
Rural Property Network specialises in rural, country, equestrian, land-based and lifestyle property, including homes with land, equestrian properties, smallholdings, farms, rural estates, country houses, rural retreats, properties with outbuildings and suitable rural commercial, tourism or relocation opportunities.
Rural Property Network may decline, re-categorise or remove properties that do not fit the focus, presentation standards or intended audience of the platform.
Photographs must be clear, good quality and suitable for online property advertising. Where relevant, images should represent the property, land, gardens, exterior, outbuildings, equestrian facilities, key interior rooms and rural surroundings.
Dark, blurred, heavily distorted, inappropriate or irrelevant images may not be accepted.
Agency branding and contact information should normally be displayed through the relevant agency profile and contact fields rather than prominently across property photographs.
By uploading or supplying property information, photographs, videos, floorplans, brochures or other material, you confirm that you own the material or have all necessary rights and permissions to use it and authorise Rural Property Network to publish and promote it.
You grant Rural Property Network a non-exclusive, worldwide, royalty-free licence to use, reproduce, resize, format, edit, publish and promote supplied material for the purpose of providing and marketing the relevant Rural Property Network service.
This may include publication on the Rural Property Network website and use in associated social media, newsletters, articles and other promotional channels.
Listings should clearly cover the accommodation, land, location and relevant rural or lifestyle features. Listings should normally be supplied in English.
Website addresses, promotional statements and direct contact information should be entered into the relevant agency and contact fields rather than added to the main property description unless otherwise agreed.
Rural Property Network may make reasonable editorial, formatting and presentation changes to supplied property information in order to improve consistency, readability and marketing presentation across the platform.
This may include reformatting or rewriting supplied information, arranging property features, selecting or resizing images and adapting text for website, search engine, article or social media presentation.
These services are provided for advertising and marketing presentation purposes only. The Estate Agent remains responsible for the factual accuracy of the property information supplied.
The self-managed Estate Agent listing fee is £20 per property. Each payment covers one property listing for six months from its publication date.
The fee applies to the individual property advertised and cannot normally be transferred to another property after publication.
The Assisted Listing Service is £50 per property and includes six months of advertising.
You provide Rural Property Network with the property information, photographs and other material required for the advertisement and we create and publish the listing for you.
The service may include editorial formatting of supplied information, image selection and presentation and reasonable preparation of the material for publication on Rural Property Network.
Editorial and presentation assistance forms part of our advertising and marketing service and does not constitute independent verification of the property information supplied.
Listings do not automatically renew unless expressly stated otherwise. If a property remains available after six months, it may be renewed at the price advertised by Rural Property Network at the time of renewal.
Rural Property Network may change prices for new listings and renewals, but a pricing change will not affect a listing that has already been paid for and published for its current advertising period.
Removing, selling or withdrawing a property before the end of the advertising period does not normally entitle a business advertiser to a full or partial refund, except where otherwise agreed or required by law.
Rural Property Network may suspend or remove listings that appear to be inactive, unavailable or materially out of date.
Social media promotion is not included or guaranteed within the standard listing fee.
Rural Property Network may occasionally share selected properties where suitable for our audience, but the choice, timing and frequency of any complimentary promotion remains at our discretion.
Featured Property Campaigns, sponsored advertising, editorial promotion and other additional marketing services may be available separately at the price or quotation provided for that service.
Property enquiries submitted through Rural Property Network are delivered directly to the Estate Agent or other advertiser attached to the relevant property listing.
Rural Property Network does not vet, qualify, approve or assess prospective buyers before an enquiry is delivered.
Registration with Rural Property Network must not be taken as confirmation of a user's identity, financial position, purchasing ability or intentions.
Rural Property Network may automatically receive and retain a copy of an enquiry for platform administration, technical support, security, fraud prevention and the investigation of spam, scams, mass messaging or other misuse of the platform.
Estate Agents remain responsible for carrying out their own appropriate checks and procedures before sharing sensitive information, arranging viewings or progressing with a prospective buyer.
Rural Property Network is a property advertising and marketing platform. We do not operate as an Estate Agency, property broker or intermediary and we do not act on behalf of an Estate Agent, seller or buyer in a property transaction.
Rural Property Network does not:
All subsequent enquiries, communications, viewings, negotiations, checks, agreements and property transactions remain the responsibility of the appointed Estate Agent and the relevant parties.
Rural Property Network is not a party to any property transaction arising from an advertisement on the platform.
Rural Property Network cannot guarantee enquiries, viewings, offers, leads, conversions or completed sales.
All listings must comply with applicable property advertising requirements and relevant laws.
Listings must not contain unlawful, defamatory, discriminatory, offensive, fraudulent, misleading or inappropriate content. Spam, unauthorised advertising, scraping, automated misuse and other abuse of the Rural Property Network platform are prohibited.
Rural Property Network may suspend, restrict or permanently remove accounts or listings where these terms are seriously or repeatedly breached or where reasonably necessary to protect the platform or its users.
Rural Property Network processes account information, contact details, property information and enquiry information in accordance with our Privacy Policy .
Agency contact information may be displayed on property listings and used by the platform to deliver property enquiries directly to the relevant Estate Agent.
Rural Property Network may retain copies of enquiries for platform administration, security, fraud prevention and investigation of reported misuse in accordance with our Privacy Policy.
Rural Property Network may review listings before or after publication for property suitability, presentation, technical requirements and compliance with our platform rules.
We may edit, suspend, reject or remove a listing that does not meet our quality, presentation, content or property suitability standards.
Review or approval of a listing does not mean that Rural Property Network has independently verified or endorsed the property, Estate Agent, seller or information supplied.
Rural Property Network may update these terms from time to time to reflect changes to our services, pricing, website operation or legal requirements.
The terms and pricing in place when a listing is purchased will normally apply to that listing for its paid advertising period.
