You can choose to create and manage your own listing, or use our Property Upload service if you would prefer us to set up the listing for you. Simply send us your completed property details and prepared images, and we will upload and present your listing on the portal.
Selected listings may also be shared across our social media channels where suitable, but social media promotion is not guaranteed as part of the free or assisted listing service.

To maintain the quality and integrity of Rural Property Network (RPN), all property listings must meet the following standards and requirements.
If your property is already listed with an estate agent, you must ensure that you are permitted to advertise the property elsewhere.
We are happy for enquiries to be directed straight to your appointed agent where appropriate.
You must have permission to use any photographs, floorplans, brochures, descriptions or marketing materials supplied by your agent before uploading or submitting a listing to RPN.
RPN accepts no responsibility for any breach of agreement between a property owner and their appointed estate agent.
All information provided must be truthful, complete and kept up to date.
Listings containing false, misleading or incomplete details may be edited, suspended or removed without notice.
Only properties that you are authorised to advertise should be submitted.
Property owners are responsible for ensuring that all property details, prices, availability, descriptions, land sizes, locations and images remain accurate at all times.
Images play a key role in attracting interest from our audience. To ensure a consistent and professional standard across the Network, all images must be clear, high-quality and suitable for online use.
All images should be reduced in size to under 5 MB where possible.
Photos should showcase the property’s best features, such as land, exterior views, gardens, outbuildings, equestrian facilities and key interior spaces.
Dark, blurry, poor-quality, inappropriate or irrelevant images will not be accepted.
Watermarked images are not permitted.
If image quality, presentation or staging does not meet our standards, the listing may be rejected until improved visuals are provided.
For Property Upload Service listings, images must be supplied selected, prepared and ready to upload. RPN is not responsible for sorting large image batches, choosing the best photographs, editing images or chasing missing information unless agreed separately.
By uploading or submitting images and content to RPN, you confirm that you either own the rights to use the materials or have obtained permission from the rightful owner.
You grant RPN a non-exclusive licence to display, promote and share your listing content, including images and descriptions, across our website, social media channels, newsletters and marketing materials for the purpose of promoting your listing and the Network.
RPN focuses on rural, countryside and lifestyle properties, including:
Homes with land or acreage
Equestrian properties and smallholdings
Farms, country homes and rural estates
Country retreats and lifestyle properties
Rural commercial or relocation opportunities
Countryside homes with gardens that fit the RPN audience
Properties that do not align with this niche may not be accepted.
Each listing must include a complete and descriptive overview of the property, covering accommodation layout, land details, location and any relevant features or potential uses.
Listings must be written in English. The RPN website automatically translates content into multiple languages for our international audience.
Links, self-promotion, external website references, brands or contact details are not permitted within the main property description on Free Self-Managed Listings. Any such content may be removed during moderation to maintain fairness and consistency across the Network.
Contact details should be added only in the relevant contact fields, not within the main property description.
Free Self-Managed Listings are available for property owners who are comfortable uploading and managing their own property listing directly through the RPN portal.
Free Self-Managed Listings are visible for an initial period of 60 days from the date of publication.
During the listing period, property owners may update and edit their listing to ensure the information remains accurate and current.
At the end of the initial 60-day period, the listing may be renewed for a further 60 days for £35.00, provided the property is still available and the listing details remain accurate.
RPN reserves the right to remove inactive, unavailable or outdated listings.
Where a property owner requires assistance, RPN may offer a Property Upload Service at £55 per property listing.
The Property Upload Service includes creation and upload of the listing to the RPN portal and 6 months of advertising from the date of publication.
This service is subject to all property details, descriptions, prices, locations, key features and prepared images being supplied clearly and ready to use.
The Property Upload Service does not include copywriting, image editing, image sorting, major revisions or ongoing marketing unless agreed separately.
One round of minor amendments is included after publication. Further amendments or larger changes may be charged separately.
After the initial 6-month advertising period, the listing may be renewed for a further 6 months for £35.00, provided the property is still available and the listing details remain accurate.
Selected listings may occasionally be shared across RPN’s social media channels where suitable, but this is not guaranteed as part of the free listing or Property Upload Service.
Additional marketing, social media promotion, featured placement, image editing, copywriting or ongoing updates may be available by separate agreement.
Any additional services will be quoted separately and must be agreed before work begins.
RPN acts solely as a marketing and advertising platform.
RPN is not an estate agency and does not act as an agent, negotiator, broker or representative for any property, seller, buyer, landlord, tenant or advertiser.
We do not value properties, arrange viewings, negotiate offers, handle sales progression or provide legal, financial or property advice.
All enquiries, negotiations, viewings, due diligence, legal checks and transactions remain the responsibility of the property owner, their appointed agent, buyer or relevant parties involved.
RPN cannot guarantee enquiry levels, viewings, offers, sales outcomes, rental outcomes, leads or conversions.
RPN accepts no responsibility for any loss, cost, claim or damage arising from listings, enquiries, third-party communications or property transactions.
All listings must comply with relevant advertising standards, property advertising rules and legal requirements.
Listings must not include illegal, defamatory, discriminatory, offensive, misleading or inappropriate content.
Spam, misleading claims or attempts to misuse the RPN platform are strictly prohibited.
Repeated breaches of these terms may result in the suspension or permanent removal of your account and listings.
Any abusive, offensive, misleading or inappropriate use of the platform will result in immediate removal and possible restriction of future access.
By submitting a listing, you agree that RPN may process your contact details and property information in accordance with our Privacy Policy for the purpose of managing, displaying and promoting your listing.
Your contact details may be displayed on your property listing where appropriate and used to connect genuine enquirers with you or your nominated agent.
RPN will not sell your personal data to third parties.
All property prices must be clearly stated and accurate at the time of submission.
Prices may be displayed in different currencies for international audiences. However, RPN accepts no responsibility for currency conversion accuracy or fluctuations.
Property owners are responsible for ensuring that any displayed price remains accurate and up to date.
All listings are reviewed by RPN prior to publication to ensure they meet our quality, presentation and relevance standards.
RPN reserves the right to edit, suspend, reject or remove any listing that does not meet these requirements or is deemed unsuitable for our audience.
Approval of a listing does not imply endorsement, verification or recommendation of the property, property owner, agent or information provided.
RPN may update these Terms & Conditions from time to time to reflect changes to the platform, services, pricing or legal requirements.
Property owners are responsible for reviewing the current terms when using the platform.
