You must be the legal owner of the property or have the property owner's clear authority to advertise it.

You must not submit a property where ownership is disputed or where you do not have the necessary authority or permissions to advertise it.

You must tell Rural Property Network promptly if your authority to advertise the property ends, is withdrawn or becomes disputed.

You are responsible for ensuring that all property information supplied to Rural Property Network is accurate, current and not misleading.

This includes, where applicable, the asking price, property location, land area, planning information, room details, property features, availability and contact information.

You must have the right to use and authorise Rural Property Network to publish all photographs, videos, floorplans, brochures, descriptions and other material supplied for your listing.

Images must be suitable for publication and must not contain third-party logos, watermarks or copyrighted material unless you have permission to use them.

Rural Property Network does not independently inspect the property, verify ownership, confirm property boundaries, measurements, planning status or other factual information supplied by you.

Rural Property Network specialises in rural, countryside, equestrian, land-based and lifestyle properties.

We may decline, edit, re-categorise, suspend or remove a listing if we consider it unsuitable for the platform, inaccurate, incomplete, misleading, unlawful, out of date or inconsistent with our advertising standards.

Rural Property Network may make reasonable editorial, formatting and presentation changes to information you provide in order to improve the appearance, readability and marketing of your listing.

This may include reformatting or rewriting supplied information, arranging property features, selecting or resizing images and adapting text for website, search engine, article or social media presentation.

These changes are for advertising and marketing presentation only. You remain responsible for the factual accuracy of the information supplied and should notify us promptly if anything requires correction.

A Self-Managed Listing costs £35 per property for six months.

You are responsible for creating, maintaining and updating your listing through the Rural Property Network portal, responding to enquiries and keeping the asking price, availability and sale status up to date.

The service includes an online property listing, image gallery, shareable property link, PDF property brochure, automatic translation functionality where available, search-friendly listing presentation and the ability to make listing amendments during the advertising period.

Social media promotion, editorial features, additional marketing campaigns and copywriting are not included unless specifically stated as part of another service or promotion.

The Property Upload Service costs £85 per property for six months.

You must provide Rural Property Network with the property information, photographs and other material required to prepare your advertisement.

Rural Property Network will create and publish one property listing using the information and material supplied by you.

The service may include editorial formatting and improvement of your supplied property information, image selection and presentation, a shareable property link, PDF property brochure, automatic translation functionality where available, search-friendly listing presentation, one round of minor amendments and one initial social media share where suitable.

Any editorial or presentation assistance is provided solely as part of the advertising and marketing service. Rural Property Network does not independently verify the factual information supplied by you.

Unless separately agreed, this service does not include extensive image editing, ongoing social media promotion, buyer qualification, enquiry handling, arranging viewings, negotiating offers, sales progression, conveyancing or Estate Agency services.

Both Property Owner listing options run for six months unless otherwise stated at the time of purchase.

A listing may be renewed for a further six months at £35 per property, subject to the terms and pricing in place at the time of renewal.

Fees must normally be paid before a listing is published, renewed or work begins on a managed advertising service.

If you purchase a service as a consumer, you may have a statutory right to cancel certain online purchases within 14 days.

If you ask Rural Property Network to begin work during the applicable cancellation period, you may be required to pay for the proportion of the service already provided. Where a service has been fully performed following your express request and acknowledgement, your cancellation right may end once the service has been completed.

Once any applicable cancellation period has expired, fees are not refundable merely because a property receives no enquiries, is withdrawn, sells elsewhere or does not achieve the advertiser's desired result.

Nothing in these terms affects your statutory consumer rights.

Property enquiries submitted through Rural Property Network are delivered directly to you or to the Estate Agent nominated on your listing.

Rural Property Network does not vet, qualify or approve prospective buyers before an enquiry is delivered and registration on the platform must not be taken as confirmation of a user's identity, financial position or intentions.

Rural Property Network may automatically receive and retain a copy of an enquiry for platform administration, technical support, security, fraud prevention and the investigation of spam, scams, mass messaging or other misuse of the platform.

You are responsible for responding to enquiries and carrying out any checks you consider appropriate before sharing sensitive information, arranging a viewing or progressing with a prospective buyer.

You are also responsible for updating your listing promptly if the property becomes under offer, is withdrawn, sold or otherwise unavailable.

Rural Property Network does not guarantee the number, quality or outcome of enquiries, viewings, offers or sales.

Rural Property Network is a property advertising and marketing platform. We do not operate as an Estate Agency, property broker or intermediary.

We do not act on behalf of a Property Owner, buyer or Estate Agent in a property transaction.

Rural Property Network does not:

• value properties;
• qualify buyers or verify their financial position;
• negotiate prices or offers;
• arrange or conduct viewings;
• progress property sales;
• handle deposits or purchase funds;
• carry out legal or financial due diligence; or
• provide legal, financial, surveying, valuation, planning or conveyancing advice.

Any subsequent communication, viewing, negotiation, agreement or transaction takes place independently between you, the prospective buyer and any professional advisers or Estate Agents involved.

You must not use Rural Property Network for unlawful, fraudulent, misleading, abusive or otherwise inappropriate activity.

You remain responsible for the property information and material submitted in connection with your advertisement.

Rural Property Network will process your personal information in accordance with our Privacy Policy .

Property information and advertising material supplied for publication will be displayed publicly as part of the advertising service and may also be used in associated Rural Property Network marketing, social media, newsletters or editorial promotion.

Rural Property Network is not responsible for losses arising from inaccurate information supplied by you, the actions of buyers or other third parties, technical interruptions or any property transaction entered into independently between you and another party, except where liability cannot legally be excluded.

Rural Property Network may update these terms from time to time to reflect changes to our services, pricing, platform operation or legal requirements.

The terms and pricing applicable when you purchase or renew a listing will normally apply to that advertising period.

Updated terms will be published on the Rural Property Network website.
