By using this website, registering for an account, submitting an advertisement, making a property enquiry or purchasing a service from Rural Property Network, you agree to these Terms and Conditions.
If you do not agree with these Terms, you must not use the website or our services.
You must be at least 18 years old to register for an account, advertise a property or service, or submit a property enquiry through Rural Property Network.
If you use Rural Property Network on behalf of a company, Estate Agency, organisation or other business, you confirm that you have authority to act on its behalf and to bind that organisation to these Terms.
Rural Property Network is a UK-based property advertising and marketing platform specialising in rural, country, equestrian, lifestyle, land and related properties across the United Kingdom and Europe.
Our services may include property listings, enhanced listings, featured property campaigns, editorial content, website promotion, social media promotion, advertising opportunities and other property or rural lifestyle marketing services.
Rural Property Network is not engaged by either party to negotiate or bring about the sale or purchase of property.
Certain features of the website require users to register for an account. Information provided during registration must be accurate, current and not misleading.
You are responsible for keeping your username, password and account details secure and confidential. You must notify us promptly if you believe your account has been accessed or used without your permission.
You must not use another person's account, impersonate another person or organisation, create misleading accounts, or permit another person to misuse your account.
Registration with Rural Property Network does not constitute verification by us of a user's identity, address, financial position, purchasing ability, property ownership, professional status or intentions.
We may suspend, restrict or close accounts where reasonably necessary for platform administration, security, suspected fraud, spam, scams, misuse, breach of these Terms or protection of our users.
You must not use Rural Property Network to:
We may investigate apparent misuse of the platform and may restrict or remove access without notice where reasonably necessary to protect Rural Property Network or its users.
Rural Property Network accepts property advertisements from Property Owners, Estate Agents and other persons or organisations authorised to advertise the relevant property.
We may also accept advertising from rural businesses, professional service providers, sponsors and other relevant organisations.
By submitting an advertisement, you confirm that:
We reserve the right to reject, amend, suspend, unpublish or remove an advertisement where we reasonably believe it is inaccurate, misleading, inappropriate, unlawful, out of date or contrary to these Terms.
Publication times are estimates only and are not guaranteed.
Property descriptions, prices, photographs, measurements, land areas, features, location information, planning information and other property details originate from the relevant Property Owner, Estate Agent or authorised advertiser unless clearly stated otherwise.
Rural Property Network publishes this information in good faith but does not independently inspect properties, verify ownership, audit property documents, confirm boundaries or measurements, validate planning status or guarantee the accuracy of information supplied by advertisers.
Advertisers remain responsible for the accuracy and legality of the factual information relating to their property.
Advertisers must promptly tell us if information needs correcting or if a property becomes unavailable, sold, withdrawn or materially altered.
Buyers must independently verify any information that is important to their decision and should obtain appropriate legal, financial, surveying, planning, taxation or other professional advice before entering into a transaction.
As part of an enhanced advertising or marketing service, Rural Property Network may edit, rewrite, organise, format or improve the presentation of information supplied by an advertiser.
We may also select, crop, resize, optimise or arrange advertiser-supplied photographs and other marketing materials for presentation across our website, articles, newsletters and social media channels.
These services are provided for editorial and marketing presentation purposes. They do not amount to an independent property inspection, valuation, legal review or verification of the underlying information.
The advertiser remains responsible for the factual accuracy of the material supplied and should notify Rural Property Network promptly if any edited information requires correction.
Where appropriate, we may ask an advertiser to review or approve materially rewritten property information before or after publication.
Registered users may be able to submit enquiries about advertised properties through Rural Property Network.
Property enquiries submitted through the platform are delivered directly to the relevant Property Owner or Estate Agent using the website enquiry system.
Rural Property Network does not normally receive an enquiry first in order to decide whether it should be passed to the advertiser, and we do not vet, qualify, approve or assess prospective buyers before their enquiry is delivered.
Rural Property Network may automatically receive and retain a copy of an enquiry for platform administration, technical support, security, fraud prevention, scam detection, investigation of reported misuse and prevention of mass messaging or other abuse of the service.
Our ability to review enquiry activity for security purposes must not be taken as confirmation that any particular enquiry or user has been verified or approved by Rural Property Network.
Property Owners and Estate Agents are responsible for carrying out their own appropriate checks before sharing sensitive information, arranging viewings or progressing with a prospective buyer.
If you believe an enquiry is suspicious, fraudulent, abusive or otherwise inappropriate, please report it to admin@ruralpropertynetwork.com.
Rural Property Network provides advertising and marketing services only.
We do not:
Once an enquiry has been delivered to the advertiser, any subsequent communication, viewing, negotiation, agreement or transaction takes place independently between the relevant parties.
Rural Property Network is not a party to any agreement entered into between a buyer and an advertiser.
Users should exercise appropriate caution when communicating with people they have met online.
Registration with Rural Property Network should not be treated as evidence that a person is genuine, financially capable of purchasing a property or acting with legitimate intentions.
Advertisers are responsible for deciding what checks they consider appropriate before supplying confidential information, accepting an offer, arranging a viewing or progressing a transaction.
Buyers are responsible for verifying the identity and authority of the relevant seller or Estate Agent and for carrying out appropriate due diligence before paying money, signing documents or committing to a purchase.
Rural Property Network cannot guarantee the identity, conduct, honesty, financial status or intentions of any website user.
Charges for listings, enhanced advertising, featured property campaigns, sponsorship, business advertising and other paid services will be displayed on the relevant website page, order form, quotation or written agreement.
Unless expressly stated otherwise, payment is required before the relevant service begins.
Any applicable taxes, including VAT where applicable, will be dealt with as stated at the point of purchase or on the relevant invoice.
Rural Property Network's property advertising and marketing charges are fees for the advertising or marketing services provided. They are not commission on the sale price of a property and are not dependent upon a property transaction completing.
Purchasing advertising does not guarantee enquiries, viewings, offers, a sale, a particular level of website traffic or any other commercial result.
Unless otherwise stated, fees already paid are not refundable merely because a property sells, is withdrawn, receives no enquiries or does not achieve the advertiser's desired result.
Nothing in this section affects any statutory cancellation or refund rights available to consumers.
If you are acting as a consumer rather than in the course of a business, you may have a legal right to cancel certain contracts entered into online within 14 days, where applicable.
If you ask us to begin providing a service during the applicable cancellation period, you may be required to pay a proportionate amount for services already provided before you cancel.
Where a service is fully performed during the cancellation period following your express request and acknowledgement that your cancellation right may be lost once the service has been fully performed, your statutory cancellation right may no longer apply.
Different rules may apply depending on the service purchased and the law applicable to you. Any specific cancellation information provided during the purchasing process forms part of these Terms.
Business customers do not have statutory consumer cancellation rights unless expressly provided by law or agreed by Rural Property Network in writing.
Rural Property Network may display advertising, sponsorship, promoted content, affiliate links or information relating to independent businesses and service providers.
Payment for advertising, sponsorship or promotional placement does not amount to an endorsement or guarantee by Rural Property Network of the advertiser, service provider or its products or services.
Where content is sponsored, promoted or contains an affiliate relationship, we may identify this where appropriate.
Users are responsible for carrying out their own checks before engaging a third-party business or service provider.
You retain ownership of material that you own and submit to Rural Property Network.
By providing photographs, videos, descriptions, logos, documents or other marketing material for publication, you grant Rural Property Network a non-exclusive, worldwide, royalty-free licence to use, reproduce, resize, format, edit, publish and promote that material for the purpose of providing and marketing the relevant Rural Property Network service.
This licence includes use on the Rural Property Network website, associated social media accounts, newsletters, articles and other promotional channels.
The licence continues for the period reasonably necessary to provide and promote the service and may continue in routine backups, archives and historic social media publications after a listing has ended.
You confirm that you own the material supplied or have all necessary rights and permissions for Rural Property Network to use it in this way.
Except for user-supplied content and third-party material, the design, branding, text and original content of the Rural Property Network website is protected by copyright and other intellectual property rights.
You must not reproduce, republish, scrape, commercially exploit or redistribute Rural Property Network content without permission except where permitted by law.
Rural Property Network may use Google Maps Platform APIs and other mapping, geocoding or location technology as part of website functionality.
By using Google Maps-related features on this website, you agree to be bound by Google's applicable Google Maps/Google Earth Additional Terms of Service and Google Terms of Service .

When a registered buyer submits a property enquiry, the personal information included in that enquiry is provided to the relevant advertiser so that they can respond.
Rural Property Network may also receive and retain a copy for platform administration, security, fraud prevention and investigation of misuse as described in our Privacy Policy.
We may warn, suspend, restrict or permanently remove an account where we reasonably believe that:
We may preserve relevant records where reasonably necessary to investigate security incidents, fraud, misuse, disputes or legal claims.
Users must not attempt to circumvent any account restriction or create replacement accounts for the purpose of avoiding a suspension or ban.

Where you use Rural Property Network for business purposes, we will not be liable for indirect or consequential loss, loss of profit, loss of business, loss of opportunity, loss of goodwill or anticipated savings arising from your use of the website or services, except where liability cannot legally be excluded.
Subject to liabilities which cannot legally be limited, our total aggregate liability to a business user arising from a particular paid service will not exceed the greater of £100 or the amount paid to Rural Property Network by that user for the service giving rise to the claim during the preceding 12 months.
If you are a consumer, nothing in these Terms affects your statutory rights. Any limitation or exclusion of liability applies only to the extent permitted by applicable consumer law.
If you use Rural Property Network in the course of a business, you agree to indemnify us against reasonable losses, liabilities, claims, damages and costs arising directly from material you provide to us, your infringement of third-party rights, your unlawful use of the website or your material breach of these Terms.
This section does not apply to consumers acting wholly or mainly outside their trade, business, craft or profession.
Rural Property Network may contain links to websites operated by Estate Agents, advertisers, service providers, sponsors or other third parties.
A link does not necessarily mean that Rural Property Network endorses or guarantees that website, business, service or its content.
We are not responsible for the content, availability, security, privacy practices or services of independent third-party websites.
We may update these Terms from time to time to reflect changes to Rural Property Network, our services, technology, legal requirements or business practices.
The latest version will be published on this page together with the date it was last updated.
Where a material change affects an existing paid service or registered user, we may provide additional notice where appropriate.
Changes will not remove statutory rights that apply to contracts already entered into.
If any provision of these Terms is found to be unlawful or unenforceable, the remaining provisions will continue to apply.
A failure by Rural Property Network to enforce a provision immediately does not amount to a waiver of our right to enforce it later.
You may not transfer your contractual rights or obligations under these Terms without our prior written agreement.

If you are a business user, the courts of England and Wales will have exclusive jurisdiction over disputes arising in connection with these Terms or our services.
If you are a consumer, you may have the right to bring proceedings in the courts of the part of the United Kingdom or other jurisdiction in which you live where applicable law provides that right.
